In terms of ownership structure, similar to the previous quarter, approximately 4% of buildings are state-owned and another 11% are buildings that are owned and fully occupied by the same entity. The total stock for commercial use remains at 85% of the total modern office space in Bratislava (almost 1.8 million m2).
Green buildings
In total, we have 852,220 m2 of office space in Bratislava with a valid green/sustainable building certificate. This is 41% of the total office space in Bratislava, or 45 out of 274 buildings. Of the certified supply, 65% is BREEAM, 4% is a combination of BREEAM/WELL GOLD and 31% is LEED. Only three buildings in Bratislava have the highest BREEAM Outstanding rating – Twin City Tower, Pribinova 40 and Pradiareň 1900. Currently, only the Einpark Offices building has LEED Platinum, which is also the only holder of the LEED Zero Carbon certificate.
Transactions on the office space market (office take-up)
Rental transactions reached an area of 65,016 m2 in the fourth quarter of 2024, which represents a 130% increase compared to the previous quarter. In a year-on-year comparison, this is a 40% increase in the volume of leased areas.
The largest additions were negotiations at 54%, new leases at 27%, pre-leases at 16% and expansions at 3%.
The volume of transactions in the IT sector dominated, with 33,210 m2, followed by the public sector and diplomacy. The largest transaction was in the IT sector and was a renegotiation with an area of 14,000 m2. In total, 12 transactions were completed with an area of over 1,000 m2.
The most rental transactions took place in class A buildings, namely 46%, followed by class A+ with a share of 36% and class B with a share of 18%. This confirmed the interest in buildings of a higher standard.

Office vacancy
The overall vacancy rate in Bratislava slightly decreased to 12.57%. The lowest vacancy rate is still recorded in the city center CC (7.55%), followed by the southern city SB (8.10%) and the inner city IC (8.66%). In fourth place is the CBD (15.40%). The highest vacancy rate is currently recorded in the outskirts of the city of OC (17.62%).
Regarding vacancies in building classes, class A+ recorded 9.75% of vacancies, class A 15.89% and the lowest was class B 11.00%.
Rent (prime rent)
Rent (prime rent) increased to EUR 19.50/m2/month compared to the previous quarter.
