According to information from the Bratislava Reseach Forum, of which four real estate consulting companies are members, in the fourth quarter of 2021 there was almost 675 thousand m2 of office space in the capital with a valid certificate of a green or sustainable building. This is 35 percent of the total volume of office space in Bratislava, or 36 out of 298 buildings.
“We register the increased demand for green buildings mainly from international corporations. For many, a building without a certificate is an unacceptable solution today, "Janka Machová from JLL's office real estate rental department told TREND. Slovak developers are also reflecting on this trend towards Slovakia from Western Europe and are naturally trying to reflect on market requirements. that they thus contribute to reducing emissions and protecting the environment, green certificates, according to her, improving their position in the competition.
Of the 36 buildings certified in Bratislava, 62 percent are BREEAM certified, 5 percent have a BREEAM / WELL GOLD combination and 33 percent have a LEED certificate. Only the Twin City Tower (HB Reavis) has the highest BREEAM Outstanding rating, and in the case of LEED Platinum, it is the Digital Park I-III (Penta Real Estate) and Ein Park Offices (Corwin) buildings.

Slovak developers have experience with sustainable buildings. They build them successfully at home and abroad. TREND gave them space to comment on the office market in 2021 as well as on sustainable development in this segment of the real estate market, which had to respond to changes as a result of the coronavirus pandemic since 2020.
