The aim of the competition is to find a solution and form of development of a neglected brownfield. Participation was confirmed by six renowned architectural studios with an international scope.

A location with great potential
"The territorial plan enables the creation of a multifunctional project in the location with an area exceeding 146,000 m2 of gross floor area, mixed function of housing and civic amenities. After the end of the competition, work will begin on the architectural study, while the submission of the investment plan to the city is expected at the end of 2023," informs Penta Real Estate.
According to the company, the location has great potential from the point of view of the future development of the city, since there are tram and bus stops right on the border of the future project, a shopping center, sports fields, the city lake Kuchajda and the nature of the Small Carpathians are within walking distance.
Experience with environmental burden
The land is located in an area marked by a significant environmental burden due to the production of Juraj Dimitrov's former chemical plants.
"As an investor and developer, we have experience with the decontamination of an environmentally burdened area. During the construction of the project in the center of Bratislava, we decontaminated a part of the territory on which a refinery for the production of fuel was located in the past. By recultivating the sludge field in Žiari nad Hronom, we managed to avert an impending ecological disaster, for which we won the ENVIRO OSCAR award. We will also approach this territory with the same responsibility, which we will fully decontaminate before the start of construction," says Juraj Nevolník, executive director of Penta Real Estate Slovakia.
