After the stabilization of the real estate market and the reduction of mortgage interest rates, many Slovaks are starting to think about buying their own home. If you are one of them, now is the right time. When buying real estate and crediting the payment to the seller's account by December 31, you will save thousands of euros, because the payment will be subject to the current VAT of 20%.
The VAT increase applies to approved projects as well as projects under construction. "Three percent has a direct impact on costs, and therefore part of this increase will inevitably be reflected in the final price of apartments," explains Milan Murcko, CEO of YIT Slovakia. "If interested in an apartment in a project under construction, we recommend that our clients consider paying a larger part of the purchase price this year. The deadline for the payment is important, which must be credited to our account no later than December 31, 2024, in order for it to be subject to the current VAT rate of 20%," he adds. Clients can then invest the saved money in the equipment of the apartment, with which the developer actively helps them. In the case of approved projects, the apartments will be ready for moving in immediately after purchase, without unnecessary worries about transport or furniture assembly.
YIT Slovakia currently offers free apartments in the ZWIRN complex, specifically in stages 2 and 3, which are located near the Niva shopping center and Dulova Square. The apartments are characterized by a high standard of interior and exterior materials and grow around a green yard designed according to the eco-stabilization manual. The equipment includes, for example, ceiling cooling or underfloor heating, electrically controlled exterior blinds or green roofs that improve the climate.
On the road to more affordable housing
The company thinks about the needs of individual clients for a long time and tries to provide them with various financial solutions in an effort to keep housing available to the general public. "This is also why we renewed the concept of cooperative housing in April of this year, which provides an alternative to mortgage financing of real estate. The positive response and wide interest of the public confirmed that we have chosen the right path," admits Milan Murcko. Cooperative housing continues in the ZWIRN 3 stage and thus follows on from the success of the pilot project in the Magnolia 3 stage of the NUPPU Ružinov complex. It brings many benefits for clients. The credit for the property is taken by the cooperative, which is why its members do not go into debt and are not limited by age or marital status. The cooperative also communicates with the bank in connection with insurance, fixing or changing the interest rate.
