One of the flexible office concepts is Qubes - a service that provides various types of leases, both short-term and long-term, thanks to which clients can increase or decrease the space over time, according to their current needs. At the same time, it will also serve as a "guardian" of a clean and safe area, it regulates the supply of fresh air, the intensity of light, the density of occupancy of meetings and also informs when which area was disinfected.

LET THE NUMBERS TALK
The attractiveness of the HB Reavis portfolio, whether projects, but also added services and leasing products, is also evidenced by the current numbers of new leased premises. For the first three months of 2021, HB Reavis leased a total of 44,000 m2, of which 35,000 were in Slovakia. In the Slovak commercial real estate market, we are talking about 60% of the total Slovak lease of office space.
The largest space, almost 30,000 m2, will be taken over by the tenant in the Nové Apollo project, which HB Reavis is starting to build at the beginning of the Nové Niva zone. One of the major global IT companies will become the majority tenant. The new Apollo is specific in that it offers the largest floor area on one floor in the entire region of Central Europe. This modern project from the workshop of the British studio Make Architects is already growing in the Ružinov district today, with a total leasable area of 48,000 m2.
HB Reavis was also successful in Budapest. The multinational technology company Huawei also found its place in the Agora Tower and Agora Hub project, occupying approximately 8,000 square meters.
In addition to acquiring new clients, HB Reavis also retained the existing ones, thanks to which the company reached the top of the rankings. The results for the first quarter suggest a revival of the office segment. It is also a sign that companies need interaction and cooperation to grow their business, which can provide them with flexible, healthy and especially safe workspaces.
In early March, HB Reavis also obtained a building permit for the first Forest building, a campus-style project in Warsaw. The 24,000 m2 nature-inspired building is located on the northern edge of the city center. The forest green terrace and other terraces have been designed with an emphasis on biophilia and active design. They are equal in size to two football pitches. An important milestone was also obtaining permission for one of the largest projects on the London market - One Waterloo. A new iconic landmark is coming to London's Southbank, bringing a new wind to commercial real estate.
In terms of project financing, HB Reavis received € 97 million (GBP 83.4 million) in the first quarter for the London-based Bloom Clerkenwell project. This means that he now has secured funding for all the projects he is currently building.
HB Reavis also sold land in the center of Prague for a record price of approximately EUR 34 million. It was one of the largest real estate transactions.
WITH WELLBEING AND ECOLOGY, WE THINK SERIOUSLY
The last most important moments of the first quarter of 2021 are also connected with wellbeing and ecology presented by HB Reavis. The Varso Place project received a positive health safety rating from WELL and a little to the south, specifically in Budapest, the Agora Tower project received a BREEAM certificate at the Excellent level.
