The second phase of the office building, called Chalupkova Offices, will be built on the corner of Chalupkova and Mlynské nivy streets. Conceptually and architecturally, it will follow on from the first phase, whose appearance was presented in June last year after modifications by the previous owner. The building will have the same height of 11 floors and will be connected to the first phase by a "neck" at the level of the third to sixth floors. It will provide 15,200 square meters of office space for rent, 700 square meters of space for commercial operations and 240 parking spaces in the underground floors. The second building is expected to be commissioned in the second quarter of 2028. In total, both phases of Chalupkova Offices will bring 33,600 square meters of premium office space, 2,200 square meters of retail and service space, and more than 650 parking spaces to the Bratislava market.
Sustainability and carbon neutrality
The second phase of the office building is also designed to meet the requirements of the highest level of LEED Platinum certification. The technologies used in the building will also aim to achieve carbon neutrality of the building in operation in accordance with LEED Net Zero certification. “Like our potential clients, we also place great emphasis on key topics such as sustainability, energy efficiency, and carbon footprint reduction. In our building, we also offer future tenants a healthy and comfortable working environment, which is ensured by high-quality materials and modern technologies, including monitoring the level of carbon dioxide in the tenant's office space," describes Michal Hranai, Business Development Manager at Penta Real Estate.
Green areas for tenants and visitors
The exterior areas will connect to the surrounding buildings (phase 1 and the first residential building under construction) and in the future will result in a green intra-block park. A unique element of the project is also a significant proportion of residential green terraces within the building. Private green spaces will be available to tenants on the 7th and 8th floors. All tenants will have access to a residential green roof, which will offer seating options as well as the possibility of grilling.
“The implementation of green spaces in the project not only brings significant ecological benefits, such as reducing the heat island effect and supporting biodiversity in denser urban areas, but also positively affects the quality of the working environment for future tenants. Greenery contributes to reducing noise levels and dust particle concentrations, thereby creating healthier working conditions. In addition, it provides employees with a place to relax, informal meetings with colleagues and the opportunity to enjoy a panoramic view of Bratislava, which has a positive effect on their psychological well-being,” adds Michal Hranai.
First phase under construction
Excavation work for the first phase of construction was completed in the fall of last year, and the foundation slab of the building was completed in early February. In the coming months, the construction of three underground floors intended for underground parking spaces will proceed. The total cost for both phases of construction is estimated at 140 million euros.
