More than 50 percent of the office spaces in the newest A-grade office building - ZWIRN OFFICE on Mlynské Niva in Bratislava - are already "taken up". More precisely – in one of the few buildings in which companies can buy space instead of renting it – there are only less than thirty business spaces from 40 to 330 m2 available.

In Bratislava, there is currently 2.08 million square meters of office space, with the vacancy rate dropping to 13.17% in the third quarter of 2024. The highest occupancy of offices is traditionally in the city center, and the South Bank area—specifically in northern Petržalka around Einsteinova Street—is also performing well. The total rental activity in the third quarter of 2024 amounted to 28,036 square meters, which is a decrease compared to the previous year. Currently, new projects such as Vydrica, Dunaj, Ganz House, and Chalupkova Offices are under construction, which will gradually enter the market over the next two years. The average monthly rent per square meter in the CBD area is currently €15.50, while the prime yield remains at 6%.
