Bratislava's market for flexible spaces has almost doubled compared to 2020. This is stated by the latest survey of the real estate consulting company CBRE, which focused on these premises.

The office environment has undergone major changes in recent years due to various factors. Flexible office spaces, which are adaptable and allow companies to easily reduce or increase the size of the occupied space according to the current need, are increasingly coming to the fore. The Bratislava market with such premises has almost doubled compared to 2020. This is stated by the latest survey of the real estate consulting company CBRE, which focused on these premises.

In Bratislava this year, the area of ​​such premises reached around 40,000 m2 and thus continued its continuous several-year growth. Currently, such offices make up roughly 2% of all modern office spaces in the city.

The year 2024 already surpassed the previous year in its half

"When we look at the area that has been leased, we can observe a really dynamic development from 2021," points out Peter Slovák, Research Manager at CBRE Slovakia. "It is also interesting that the leased area for the first half of 2024 has already surpassed the entire year of 2023," adds Slovák. The total volume of rental transactions reached more than 2,500 m2 in the first half of 2024.

When looking at the sectors that have leased such premises the most over the past 5 years, professional services (25%) clearly lead the way. They are followed by the IT, finance and manufacturing sectors.

Companies can save significantly on flexible offices

"The reason why more and more companies are reaching for this type of office is the significant cost savings," explains Zuzana Lapčaková, Associate Director in the office space rental department at CBRE Slovakia."They can reduce their costs by avoiding long-term rental obligations. At the same time, they eliminate the need for high initial investments in office equipment or electronics, since most of these spaces are already equipped with them.

"We perceive that flexible spaces are an increasingly popular rental option, especially for smaller companies with up to 15 employees. They are particularly convinced by the high flexibility in the length of the contract, which usually starts at 3 months."

The job starts in Bratislava at €120 per month

For example, the rent in the CBD ranges from €200-€420 per month for one workplace, depending on the equipment of the premises. In the city center it is approximately €200-350, in the wider center around Nové Mesto €150-350. In the peripheral parts of Bratislava, prices are lower, the rent for a workplace is around €150-250 per month.

For comparison, in Prague, for example, the monthly price of a job in a flexible office ranges from €300-400, in Warsaw €330-650, and in London €500-1500.Even in comparison with other European capitals, the rent in Bratislava is one of the most affordable.
